What Size Furnace Do I Need for a 2,000 Sq Ft House?

For a 2,000 square foot home, the furnace you need usually falls between roughly 60,000 and 120,000 BTU per hour of output. That range is wide because square footage is only one input. Climate does most of the heavy lifting, and your insulation moves you up or down within the band.

Here is how to turn that range into a single number for your house.

Start with your climate

The common rule of thumb is BTU per square foot, and that figure rises the farther north you live. A mild southern climate needs around 30 to 35 BTU per square foot. A cold northern one needs 50 to 60. The U.S. Department of Energy publishes a climate zone map you can use to place yourself.

For a 2,000 sq ft home, that works out to:

  • Mild climate (about 35 BTU/sq ft): around 70,000 BTU
  • Moderate climate (about 47 BTU/sq ft): around 94,000 BTU
  • Cold climate (about 55 BTU/sq ft): around 110,000 BTU

These are output numbers, also called heating capacity. A furnace also carries an efficiency rating, AFUE, which is the share of fuel energy it turns into usable heat. ENERGY STAR explains how AFUE works in plain terms. The practical point: a 100,000 BTU input furnace at 80 percent AFUE only delivers about 80,000 BTU of heat into your rooms.

Input vs output, so quotes match

This input versus output gap trips up a lot of homeowners. One quote might list the burner rating (input) and another the delivered heat (output). Before you compare two furnaces, confirm both numbers describe the same thing. A 96 percent AFUE unit will hit your target output with less fuel than an 80 percent one, which lowers the input rating you need and your monthly bill.

Then adjust for your house

Two homes of the same size on the same street can still need different furnaces. The big swing factors:

  • Insulation and air sealing. A tight, well-insulated home drops toward the low end of the range. A drafty older one pushes to the high end.
  • Ceiling height. You heat volume, not floor area, so vaulted or nine-foot ceilings add load.
  • Windows. More glass, and older single-pane glass, means more heat escaping.

Why bigger is not better

It is tempting to round up just to be safe. Skip it. An oversized furnace heats the house in short bursts and shuts off, a pattern called short cycling. It wears out faster, runs less efficiently, and leaves some rooms hot while others stay cold. Right sizing is the goal, not maximum size.
